Winter roof care / Tiles & slates

A roof tile is missing, but there is no leak. Can it wait?

You spot a gap in the tiles, check the room underneath and find nothing wet. It is tempting to leave the repair for another month. The trouble is that a roof can keep water out of the room for a while even though one part of its weather protection is already missing.

The useful starting point

A missing tile deserves a repair assessment even without an indoor leak. Report any unstable material promptly and keep clear of the area below it.

Why the ceiling can stay dry

The outer tiles or slates shed most of the rain. Beneath them, many pitched roofs have underlay that provides a further line of weather protection. If one tile is missing, the underlay may still direct some water away instead of letting it into the room.

That explains the dry ceiling, but it does not establish the condition of the underlay. It may be aged, torn, badly supported or already damaged near the gap. Different rainfall and wind conditions can change the result. Waiting for a stain is an unreliable way to judge whether the roof needs attention.

A cracked tile and a slipped tile are different clues

A cracked tile may still be sitting in place. A slipped tile may point to a failed fixing, damaged nib, support issue or disturbance. Debris in the gutter might be from the visible defect or a different part of the roof. None of these should be diagnosed solely from a photograph taken at street level.

Note the approximate location and whether it changed after wind, recent work or a branch strike. If a piece is hanging or perched over a doorway, keep people away and explain that clearly when you call. Do not try to knock it down.

Tiles and the layers beneath them work together. Exposed underlay is not a substitute for repairing the missing covering.

How urgently should you contact a roofer?

Contact a roofer promptly to describe the damage. An active leak, exposed opening or unstable tile needs a different response from a small crack with no sign of movement. The roofer can discuss the likely priority from your description, with the final repair depending on inspection.

There is no honest universal number of days that a gap can safely remain open. Roof pitch, the layers underneath, exposure, location of the defect and the next weather event all matter. If rain is forecast, mention it, but do not attempt a roof repair yourself to beat the weather.

The replacement must fit the roof

A similar colour is not enough. Concrete and clay tiles come in different profiles, sizes and interlocking arrangements. The correct unit needs to fit the surrounding covering and be suitable for the roof geometry. Slates need suitable sizing, overlap and fixing too.

Older products may be discontinued. Where matching is difficult, the options should be explained rather than forcing an almost-fitting tile into the gap. Reclaimed material can sometimes be useful, subject to its suitability and condition. Expect an honest conversation about colour differences on a weathered roof.

Look beneath and beside the missing piece

The repair should establish whether adjoining tiles, fixings, battens and underlay remain serviceable. One missing piece can be an isolated event; several loose units can suggest a wider issue. Ridge, hip and verge pieces have their own fixing and weathering details and should not be treated as ordinary field tiles.

If damage is found below, ask for photographs and a defined additional scope. Avoid a repair that restores the appearance while leaving a torn weathering layer or unsound support unresolved. See our repair or replacement guide after a storm for the larger decision.

What to send when requesting an estimate

A wide photo of the relevant roof slope and a closer image taken with a camera zoom can be useful, provided both are taken safely from the ground. Include the property postcode, whether there is a leak, when you noticed the issue and whether access is over a conservatory, extension or neighbouring land.

Do not retrieve fragments from a hazardous area or climb up to photograph the underside. Access equipment can be a meaningful part of even a small repair, so explaining the setting helps the roofer plan the visit. A one-tile job is not automatically a ladder-only job.

AP Roofing carries out broken and slipped roof tile repairs in Crawley. We can assess the affected section and explain whether the repair is local or whether further investigation is justified. You do not need to wait until water reaches the ceiling.

Questions worth asking

Can the felt keep the roof dry indefinitely?

No. Underlay provides secondary protection within a roof system. It should not be relied on as the long-term exposed covering after tiles are lost.

Can you replace just one tile?

Often, if the surrounding covering and support are sound and a suitable replacement is available. Inspection establishes whether any connected work is needed.

Should I glue a cracked tile together?

A surface patch is not a reliable substitute for assessing the tile, its fixing and the layers beneath. Ask for a suitable permanent repair rather than improvising with household adhesive.
